Online property auctions are a great way to combine the speed and transparency of a traditional auction room with the ability to view and bid for a property from the comfort of your own home.

The seller secures a committed purchaser online while the buyer secures the property they want and an exclusive period in which to exchange contracts and agree a completion date that suits both parties.

The lead up to the online auction differs from the traditional auction, online catalogues and legal packs are distributed and viewings can be arranged and conducted. The bidding process is as transparent and open as it is in an auction room, with the numbers appearing on screen rather than being announced or requested by an auctioneer.

What’s the difference between an online and traditional auction?

The main difference between an online auction and a traditional auction is the point when the buyer places a winning bid. The deposit is currently 1% (or a minimum of £3,500), rather than the 10% deposit required at a traditional auction. In return for that deposit, the buyer’s winning bid secures an exclusive period – usually four weeks – in which the property will not be open to any other offers, when surveys can be arranged and finances can be put in place in order to exchange contracts.
